As a true example of smart growth, this innovative mixed-use building is located within walking distance from the Bart Station and across from the city offices. First of its kind in Fremont, this building has an elliptical rotunda at the corner acting as a beacon. It has vibrant retail shops on both street sides, medical offices on the second floor and residential units on the third and fourth floors.

Palm Plaza
Palm Desert , California
An urban village arranged around a central park, Palm Plaza integrates retail, offices, and residential components. A multiplex cinema and smaller retail stores anchor the project, creating a unique space for interaction and developing a sense of community. This high-density project is supported on each side by multilevel parking structures to facilitate the creation of a new downtown for this suburban site. |

Fairfax Corner
Fairfax, Virginia
This study of sustainable development on smart growth principles is developed for a 12-acre site, which is located next to a major retail center and soon to be connected with a commuter rail station. The program included 500,000 square feet of office, 200,000 square feet of hotel, 60,000 square feet of residential, and 30,000 square feet of street retail. The planning concept is based on "Town Green", a central park like gathering space, surrounded with pedestrian retail destinations and multi-story towers on the perimeters as bookends, to balance the massing.

Esplanade at Desert Center
Fremont, California
Located west of Interstate 880 on Stevenson Boulevard, this mixed-use project will provide 50,000 square feet of retail, and over 100 residential units on the two levels above with approximately 200 parking spaces. The vision for the project was to celebrate the cultural diversity of Fremont by creating an eclectic neighborhood block reflective of the population, in a contextual architectural style, while creating a sense of community and a project identity using rich and unique landscaping. |

Mission Blvd. Mixed-Use
Union City, California
The project includes four attached single family townhomes facing the residential district and a 2,000 square feet veterinary office with two residential units above facing the commercial district. Parking for the office is provided between the two buildings. The massing was intentionally developed to create a residential feel on Second Street and a commercial appearance on Mission Blvd. |

'B' St. Mixed-Use
Hayward, California
This two level mixed-use building is located in downtown Hayward with retail shops on the lower level and residential units above. This development is planned as a catalyst to revitalize the downtown district and reinforce the urban fabric of the city. The massing and scale of the building is in conformity with its surrounding buildings. The design integrates a contextual urban vocabulary with harmonious earth-tone colors.

37177 Fremont Blvd. (Mixed-Use)
Fremont, California
This 17,000 square feet mixed-use building includes retail and a veterinary clinic on grade level with offices and a residence on the second level. Fifty-three parking spaces are provided in the back with lush landscaping. The massing of the building is simplistic with "minimalist" approach, the architectural style is contemporary and the three vivid colors represents the three different uses inside the building.

Hotel Expansion & Renovation
West Sacramento, California
The expansion and remodel of this 138-room hotel located in West Sacramento included a new restaurant, a new bar, new porte cochere with new entrance lobby and the managers' offices. The biggest challenge was to connect and harmonize three separate buildings built over time into a single entity. Several architectural elements were added to carry a harmonious theme on the exterior elevations. The central courtyard was completely redesigned with a water fountain and a gazebo to make it pleasant and user friendly. |
