Arlington Heights Fashion Center
Arlington Heights, Illinois
Site planning study for approximately half a million square feet “Lifestyle Center” and single family residential development on 100 acres parcel, located Northwest of Chicago.
The water bodies, which were requirements of the site, were dispersed on site in a strategic way to create a buffer between the retail center and residential development, and to act as a feature element in the retail center.

Altamonte Springs Town Center
North Orlando, Florida
An urban Town Center study to develop new mainstreet retail with residential above on an approximately 26 acre site. Developed various options with and without anchor stores as well as with and without multi-story residential towers. All the required parking is provided on several smaller multi-level decks spread across the development in order to provide parking in close proximity to shops and to maintain the existing street pattern.

Milpitas Town Center
Milpitas, California
A Master Plan study to develop a long range plan for an approximately 25 acre site. The objective was to create a dense urban fabric, creating a new "downtown" for the town of Milpitas. A "layered" approach was used, with all the public and community buildings at the core, mixed use (residential over retail) on the main street as the second layer, and multifamily residential units facing the creekside as the third layer.

Plaza Prominente
Ceres, California
This 18 acres of retail development is divided into two parts. The Eastern portion is a community shopping center with approximately 116,000 sf and the Western portion is designed for automobile related services, with approximately  95,000 sf. The Architectural character is inspired by the Spanish Architecture of Mercados from Spain and Mexico. The vibrant colors not only capture the Hispanic character, but also make it a noticeable destination in the bright sun of the California's Central Valley.  

Blueberry Crossing
Livingston, California
Planning and design of a mixed use retail center located on an approximately 33 acre site off of interstate 99 in Livingston, CA. The original program was for 100,000 sf of grocery anchored retail space, a 90 room hotel with banquet facilities, a large truck stop, and approximately 120 residential units. During the entitlement process, the program changed to 110,000 sf of retail space, 150,000 sf of anchor store, and an 80 room hotel.

San Lorenzo Plaza Expansion
San Lorenzo , California
A planning study to explore adding a 100,000 sf store and 10,000 sf to 40,000 sf of tenant spaces to this existing strip center. Multiple options were created to maximize the surface parking and give more flexibility to the store for parking and service. In order to increase the new GLA, some of the required parking was shifted to one level under the store.

 

Office Development
Placerville, California
Site feasibility study for this approximately 4.3 acre site as an attempt to maximize the development potential for office use. Several conceptual plans were created to study the development in one, two, or three phases. Parknig was provided on both surface lots as well as structured decks to optimize the steep slope of the site.
