				Songdo City Retail Center Incheon, Korea The Songdo International City is a master-planned city spanning over 1,500 acres of reclaimed land. It is 40 miles south of Seoul and connected to the Incheon International Airport by a 6-mile bridge. This two-level mall has over one million square feet of retail space with three levels of basement parking. Designed in contemporary architectural style, it is anchored by Lotte department store, Homeplus hypermart, Megabox Cinemas and Ice Rink.

				Crystal Island Shenzhen, China Crystal Island Center is located in the heart of Shenzhen, as a jewel in the crown. It enlivens the City Center with its inviting and transparent exteriors. It is a two level hybrid center with 30,000 square meters of outdoor/indoor retail space anchored by three stores and an entertainment center, including a multiplex cinema. Various components of this mixed use center are placed in a strategic location on the site to reflect its surroundings.

				Harbor Passage Toronto, Canada This mixed-use development is located in downtown Toronto, over and around the main railway and transit station for Toronto. The program included approximately one million sf (90,000 sm) of upscale shopping and entertainment GLA anchored by two department stores, a high rise office tower, a residential tower, and a five-star hotel with conference facilities. Connecting with the existing underground and above ground network of pedestrian bridges and tunnels, this project extends the connectivity all the way to the Harbor as well as with existing C & S tower and Raptors arena.

				International Plaza Tampa, Florida Located next to the Tampa International Airport, this mall takes inspiration from Scandinavian architecture, with a classic, elegant and serene environment that is warm and welcoming. A distinctive mood and a comfortable environment is created with the use of rich materials, warm colors, and dramatic lighting. The hybrid center with 510,000 square feet of in line retail space on two enclosed levels plus 110,000 square feet of lifestyle retail on one level is anchored by Nordstrom, Lord & Taylor, Neiman Marcus, Dillard's, and the Renaissance Hotel.

				Wellington Green West Palm Beach County, Florida The Mall at Wellington Green embraces its surroundings, incorporating the vernacular architecture of Worth Avenue, Plam Beach and Spanish Mediterranean villas. Its exteriors and interiors attempt to synthesize selective Mediterranean style elements from classic to contextual styles, providing a rich, graceful, and memorable experience. This mall has a total of 490,000 sf of in-line ratail space on two levels and 5 anchor stores.

				La Cumbre Plaza Expansion Santa Barbara, California An expansion study to add more leasable areas, by narrowing the width of the existing main mall to enhance the appearance and stimulate the shopping experience. The study also included the addition of a two-story multiplex cinema in the back to act as an anchor and a new parking deck to accomodate the increased parking demands associated with the expansion area.

				Town & Country Renovation Visalia, California The renovation of this 66,000 square feet Shopping Center located in the City of Visalia included: (i) Building upgrades with the addition of a few tower elements as beacons for the project recognition; Stone cladding and new finishes to added to a few surfaces along with a new color scheme. (ii) New and modern signage program to create better identity for the project. (iii) Creation of "Rest Areas" with customer friendly amenities at a few critical intersections to provide a sense of place. (iv) Upgrading the whole site with new enhanced landscaping to make the shopping experience more lively.

				Novato Cafe Novato, California A design study to convert existing Tire Store/Auto Shop into a Restaurant/Cafe. Developed several exterior facade renovation options, from very traditional California to very contemporary architectural style.
